As a project manager, I oversaw the execution of 1-5 residential roof replacements per day, collaborating with vendors to procure high-quality materials and ensuring timely deliveries to the job sites. In addition to managing the logistics of the installations, I provided technical guidance to the installation crews, troubleshooting any issues that arose during the process.
Through my role I built strong relationships with clients and ensured their satisfaction with our services. As the main point of contact for clients after the contract signing, I made sure to promptly address any questions or concerns they had, providing clear and concise communication throughout the entire process. By fostering trust and open communication, I was able to successfully schedule the installations and ensure timely payments, while also cultivating a loyal customer base for the company.

New Roof & Gutters For SHopping Center

As the project manager, I led the teams responsible for the installation of a new roof and gutter system on a shopping center in Annapolis, MD. During initiation, I confirmed the scope of work with the project sponsor and created a detailed work breakdown structure to ensure that we met the client's expectations.
During the planning phase, I created a budget and schedule baseline, identified potential risks to the project, and developed a risk management plan to mitigate any potential issues. I also established communication plans with stakeholders to keep everyone informed and on the same page.
I ensured that all materials were procured and delivered on time, and that the installation team was properly trained and equipped to perform the work safely and efficiently. I closely monitored progress and identified and addressed any issues that arose during the installation process. I made sure that all safety regulations were adhered to, the budget was closely monitored and controlled, and the installation team was performing at a high level. I also kept a close eye on quality, regularly inspecting the installation to ensure that it met the client's high standards.
We removed the old roof and gutters, installed a new shingle roof, snow guards, aluminum gutters, and metal flashing along the roof edges, and removed all debris from the property.
With my leadership and the hard work of the team, we were able to deliver a high-quality project that exceeded the client's expectations and provided the shopping center's customers with a safe and enjoyable experience.

Large Private Estate - Shingle Roof Replacement

As the project manager for the replacement of old and degrading roofs on several historical buildings within a private residence, I was responsible for initiating, planning, executing, monitoring and controlling, and closing the project. My responsibilities included confirming the scope of work with the project sponsor, creating the WBS, and collecting materials requirements during the initiating phase.
During the planning phase, I determined the budget, planned the cost management, and planned procurement of resources. I also planned communications with stakeholders, created the schedule baseline, identified risks to the project, and performed both a quantitative and qualitative risk analysis to measure the impact of potential delays and damage to materials. Based on the results of the risk analysis, I created a risk management plan.
In the executing phase, I procured the materials needed for installation and arranged timely delivery to the property. I assigned the installation team and advised on the scope of work. During execution, I continued to identify risks such as materials usage and weather. I managed stakeholder engagement by communicating with the client and the installation team, updating on progress, and delays. I also analyzed the work performance data and updated the lessons learned register as the team encountered new solutions. When more materials were needed, I procured them and arranged for delivery to the team.
In the monitoring and controlling phase, I monitored the installation team to ensure compliance with government regulations regarding personal safety, monitored the budget to ensure we stayed within it, and controlled the resources utilized for the installation. I inspected the quality of the installation through photographs and on-site visits, and controlled the scope to prevent scope creep. After the work was completed, I reviewed the installation with the team and ensured the client accepted the final products.
To close the project, I issued invoices to the client for timely payment, updated the lessons learned register, and released the team. The deliverables of the project included the removal of old roofs, installation of new shingle roofs, installation of new metal flashing along roof edges, and removal of debris.
Overall, my role as the project manager for this project was critical in ensuring the successful replacement of the old and degrading roofs with new shingle roofs on several historical buildings within the private residence.

Patterson Building Roof Replacement
Creative Alliance
The Patterson Building needed a new roof, and my objective was to find the best contractor for the job and secure bond reimbursement to cover the cost. As the project manager, I was responsible for overseeing every aspect of the project, from initial planning to final execution.
I worked closely with the project sponsor to develop a clear project charter, and identified all relevant stakeholders to create a comprehensive stakeholder register. I created a detailed plan for every aspect of the project, including a budget baseline, cost management plan, scope baseline, schedule baseline, and risk management plan. I also developed a stakeholder management plan to ensure board members were kept informed throughout the project.
I worked closely with contractors to provide access to the roof and managed an issues log to ensure any problems were quickly addressed. I carefully evaluated bids from potential contractors and presented my findings to the board for collaborative selection. I also managed change requests from stakeholders to ensure that all requirements were being met. When a contractor was selected, I submitted a detailed application for bond reimbursement.
At the end of the project, I handed over the selected contractor and their contract to the team that would manage the installation. I also released the team that conducted the search and the bond application, and ensured that all project deliverables were met.
The project deliverables included a high-quality contractor to install the new roof and a successful bid for bond reimbursement.
